Home Loan Guide, Buying Property in Chandauli and the Varanasi Region

Buying a home is, for most families, the largest financial transaction of their life. Doing it well requires understanding not just the physical property but the financial and legal framework around it. This guide covers everything a first time buyer in Chandauli and PDDU Nagar needs to know.

Step 1: Understand Your Loan Eligibility

Banks in India generally lend up to 80% of the property value (and up to 90% for smaller affordable housing loans). Your eligibility is calculated based on your monthly income, existing EMIs, and credit score.

As a rule of thumb, your total monthly EMI burden (including the new home loan) should not exceed 40 to 50% of your net monthly take-home income.

Step 2: The Tie-Up Bank Advantage

Shubh Kamna Heights has pre approved tie-ups with eight major banking partners:

  • State Bank of India (SBI)
  • HDFC Bank
  • ICICI Bank
  • Punjab National Bank (PNB)
  • Bank of Baroda (BoB)
  • LIC Housing Finance
  • Axis Bank
  • Canara Bank

A pre approved tie-up means the financial institution has already evaluated the project's background, its RERA registration, VDA approval, legal land title, and construction quality, and cleared it for individual home loans. This shortens processing times, minimizes documentation, and gives you multiple banking options to compare rates.

Step 3: The Additional Costs Buyers Often Miss

Your home loan covers the base property cost. However, your total cash layout must plan for these items:

  • GST: Currently 5% on under-construction properties. On a ₹40 lakh flat, this is ₹2 lakhs.
  • Stamp Duty (UP): Currently 7% of the property value for male buyers. There is a critical rebate available for female buyers or joint ownership with a female co-owner, which can save anywhere from ₹1.5 to ₹2.5 lakhs.
  • Registration Fee: 1% of the property value, capped at ₹30,000 in Uttar Pradesh.
  • Society Maintenance Deposit: A one time corpus fund deposited at possession, usually spanning 3 to 6 months of maintenance charges.

Step 4: RERA Protection, What It Means for You

Shubh Kamna Heights is fully registered under RERA with registration number UPRERAPRJ757815/04/2025.

Under the Real Estate (Regulation and Development) Act, the developer must deposit 70% of collected funds into a designated escrow account (Account No. 44002834426, State Bank of India), used exclusively for construction purposes. Possession must be delivered by the committed date, or it attracts strict statutory compensation.

Step 5: Tax Benefits on Your Home Loan

A home loan comes with major annual income tax deductions:

  • Section 80C: Deduction of up to ₹1.5 lakhs per year on principal repayment.
  • Section 24(b): Deduction of up to ₹2 lakhs per year on interest paid for a self-occupied property.

For a buyer in the 30% tax bracket, utilizing these combined deductions can save over ₹1,05,000 annually in taxes, effectively reducing your overall financial burden.
